In 1942, it was sold to Waldemar d'Orey, who transformed it into a private residence for his extensive family. Under his ownership, repairs and restoration work were carried out, preserving the estate's historical and architectural significance.

In 1987, the estate changed hands once again, this time being acquired by the Japanese Aoki Corporation. Unfortunately, the Quinta da Regaleira remained closed to the public for a decade. However, in 1997, the Sintra Town Council purchased the estate and wasted no time in initiating extensive restoration efforts. Finally, in June 1998, Quinta da Regaleira opened its doors to the public, offering visitors a chance to experience its mystical beauty and hosting cultural events that added vibrancy to the estate. Recognizing its cultural importance, the Portuguese Ministry of Culture classified the estate as a "public interest property" in August of the same year.
